After initial analysis Floodline Identified that the Environment Agency Indicative Flood Map for Planning was mis-representing the flood extents and risk to this prominent retail site.
As a consequence potential development options for the site were not being considered to underpin or enhance the institutional value of this asset.
Floodline, working in partnership with Environment Agency, re- modelled the hydraulic model to provide a more accurate understanding of flood risk to this area and provide an up to date model for the Environment Agency to use.
Benefits to all parties:
Environment Agency have a more accurate flood map for planning
Local Authority are able to review their site allocations documentation
The Asset Value is Protected and Enhanced
